A Bumper Week of Sales

Kollosche has started the 2023-24 financial year with gusto, closing nine sales worth more than $41,000,000 in the first week, including several off-market.
Properties in central Broadbeach, Broadbeach Waters and Mermaid Waters dominated the results, with five of the nine sales occurring in these bordering locales, popular for their proximity to the beach and extensive amenities.
House prices in Broadbeach Waters have remained buoyant over the past 12 months, with the median price sitting at $1,955,000 and returning 9.1 per cent price growth. It’s a similar story for apartments in adjoining Broadbeach, where median prices have risen 11.4 per cent in the past 12 months to $780,000.
Agents Gareth Denning and Rob Lamb joined forces to sell 22003/21 Elizabeth Avenue, Broadbeach, for $1,295,000, or $10,038 a square metre, far exceeding the suburb median. The property attracted 54 enquiries, seven inspections and was on the market for only 42 days.
The apartment sale was one of two for Gareth, with a second sale on Old Burleigh Road achieving $1,125,000.
In neighbouring Mermaid Waters, where the median house price has risen 6 per cent to $1,626,000 in the past 12 months, sales agents Sam Guo and Julia Kuo sold a lowset waterfront property in sought-after Sailaway Street under the hammer for $2,150,000.
The property attracted widespread interest during its campaign, prompting 193 enquiries, 123 inspections, five written offers, with nine groups registering to bid.
Slightly further north in the elite pocket of Isle of Capri, Sam and Julia also sold 116 Amalfi Drive to a local buyer through private treaty. The price is, at present, undisclosed.
