Best Performing Gold Coast Suburbs for 2021

As an extraordinary year wraps up on the Gold Coast, we look back at some of the best performing suburbs of 2021.
Over the year, a lift in migration and property values has established a new benchmark for the Gold Coast real estate market.
Data for CoreLogic’s Best of the Best Report for 2021 has analysed the best performing suburbs of the year by taking into account top sales, highest median values and strongest growth rates.
The suburb of Mermaid Beach has been a particular favourite, recording a total of 86 sales and a 51.7 percent surge in property prices, the highest rise in all of Queensland. This price hike has also seen Mermaid Beach enter the two-million-dollar club with the suburb now sitting at a median house value of $2,220,000.
Of the Gold Coast suburbs, Miami saw the second highest growth rate for housing values throughout 2021 with a 49.8 percent lift, Mermaid Waters came in third place at 46.3 percent and Burleigh Waters followed at 45.1 percent.
However, the most popular suburb for volume of housing sales was Hope Island. The boating and golfing mecca recorded the highest number of properties sold on the coast for the year with a total of 478 sales and a collective $689,000,000 made for 2021.
Rental values were also on the rise throughout the year to the delight of investors, with houses in Clear Island Waters recording the largest annual change for the state with a 28.3 percent rise in prices to a median rent of $1,091.
Although it is uncertain as to what the new year will hold for Gold Coast real estate, the market appears to be in a strong position for the start of 2022.
