Choose Your Gold Coast Holiday Home Wisely

The Gold Coast has emerged as one of Australia’s most enticing seaside cities in the year since COVID-19 struck, driving unprecedented demand for luxury apartments by the beach.
Interstate and Brisbane buyers are lining up alongside local owner-occupiers and investors to secure a residence that unlocks the laidback lifestyle the Gold Coast is famous for. With demand outstripping supply in the current market, fierce competition and high emotion are leading some buyers to rush their property purchase.
“It can be a really costly exercise for those buyers who purchase an apartment online based solely on certain features only to find the location or the building really doesn’t suit,” says Kollosche agent Rob Lamb.
Lamb spent months working with a couple from Sydney whose holiday home wishlist included a three-bedroom apartment with at least 300m2 in a boutique building by the beach.
“They flew up from Sydney to consider a number of different apartments, all of which I had pre-qualified as meeting their criteria on paper,” says Rob. “I wanted them to understand the intricacies of each building, the feel of each location and the proximity to cafes, restaurants and the beach for the lifestyle they were after.” That couple was so impressed with the beachfront apartment in residents-only Vogue on Broadbeach that they put forward a successful pre-auction offer over $3m.
But it’s not just southerners looking to secure a beachside escape, says Lamb who has also been working with Brisbane buyers wanting to secure a second home by the beach.
A Brisbane buyer paid $6,500,000 for an absolute beachfront apartment in one of Main Beach’s most exclusive residences. “Main Beach is an ideal location for that Brisbane buyer to escape to on weekends or even close enough to drive down and work from there during the week,” says Lamb. “Buyers coming from outside of the Gold Coast are much more focused on the location and the lifestyle the area has to offer,” says Lamb. “It’s important to show buyers a range of options that meet their living criteria but also take the time to delve deeper into their broader preferences to get this right first time.”
