Construction Drives Demand for Industrial Storage

A surge in construction is driving high demand for industrial spaces on the Gold Coast as tradespeople rush to accommodate new and expanding businesses.
Inside the newly-completed Ignite project at 25 Alex Fisher Drive in the Burleigh Gardens Estate, 20 industrial spaces have been snapped up with only six remaining.
Almost all of those have sold to tradespeople, says developer Troy Hipwood, head of Burleigh Heads-based Hipwood Design & Construct.
“The construction industry is super busy,” says Troy. “Construction costs have settled a bit, the biggest challenge right now is getting trades. Labour is in short supply.”
Plumbers, painters and solar companies are among those who have bought in Ignite, along with a handful of investors.
Hipwood has another industrial project under construction on nearby Junction Road, where only three out of 14 units remain for sale. That project is scheduled for completion in February.
Kollosche Commercial sales agent Adam Grbcic, who is marketing the remaining four Ignite units, says the industrial sector is booming with Burleigh Heads a hotspot for trades.
“These high-quality commercial spaces are hot property,” says Adam.
“The fact that Ignite is a newly-finished product makes it even more appealing for those businesses looking to set up shop or relocate right now.”
Starting from $740,000, all units feature full bathroom amenities, a modern kitchenette, mezzanine areas with carpet tiling, and first floor air-conditioning. There’s ample on-site parking (with allocated warehouse parking), secure 2m high aluminum fencing with 24-hour CCTV surveillance, and remote entry to the main gate and roller door.
The Burleigh Gardens Estate is desirable due to its access to the M1, Gold Coast Highway and Bermuda Street as well as proximity to the beach and local amenities.
Ranging in size from 159m2* to 193m2*, including a ground floor and mezzanine, Troy says the spaces were designed to be extremely versatile to suit a range of end users.
“You could use the storage space and rent out the mezzanine area or vice versa,” says Troy. “You could work out of the top and bottom floors, and house up to 10 staff. The mezzanine level is air-conditioned and each warehouse comes with car parking.”
Although trades are seeing the advantages of Ignite, Troy says downsizers who have bought off-the-plan developments in Burleigh Heads are among the potential buyer pool.
“Burleigh is booming, it’s such a good spot,” says Troy. “With so many residential projects going up in Burleigh it’s only a matter of time before those buyers realise they need more storage.”
Adam says yields of up to 6% make Ignite an attractive option for investors, with very low vacancy rates in Burleigh Heads giving landlords their pick of tenants.
“Warehouse space in Burleigh is very tightly held,” says Adam. “These units are brand new and finished to a high standard so there’s no maintenance. A tenant can move straight in.”
