A development site with huge upside potential in a prominent Mermaid Waters location is already drawing serious interest from investors.
Listed by Kollosche Commercial, Lot 926, 5 The Lanes Boulevard is a cleared, level parcel spanning approximately 3,163sqm within The Lakes, a 42-hectare master planned community, originally developed by Sunland Group.
The site forms Stage 2 of a development approval granted by the City of Gold Coast in 2023, which provides for a five-storey building featuring a private day hospital, consulting rooms; four two-bedroom apartments, which can be occupied by staff, patients or be used as conventional residences; as well as 84 car parking spaces.

The existing holding comprised approximately 6,556sqm, with a subdivision creating the now available Lot 926.

The site is surrounded by an already well-established community. The Lakes development includes canal and lakefront homes, villas and 300 apartments within The Lanes Residences, with the community expected to grow to more than 3,000 residents.

After recently acquiring the site next door, Abedian & Co is next year expected to start construction on an estimated $180 million retail, leisure and lifestyle village. Called The Lanes, it will bring dining, retail, wellness and entertainment amenities to the precinct, alongside more than 3,500sqm of lakeside community green space.
