Construction has started on what is set to become the Gold Coast’s largest luxury Man Cave community, designed to appeal to those needing a secure commercial space.
Find Your Sanctuary

Finding a secure space in which to store, create and connect outside of the home or office is an ongoing challenge for small business owners, tradespeople, creatives and those whose possessions simply outweigh their capacity to store them.

Often referred to as Man Caves or She Sheds, these spaces have evolved to a point where creature comforts such as kitchenettes, bathrooms and air-conditioning are included to create an inviting and versatile space suited to a range of end users.

Sanctuary is a $50 million development now taking shape on a central and easily accessible 5542m2 site at 515 Olsen Avenue, Southport. Gold Coast-based Baja is behind the benchmark project, where 70 architect designed spaces take the humble storage shed to a whole new level of class and comfort.

Each multi-level space is air-conditioned and includes a kitchenette and bathroom with a shower and sleek black tapware. Full mezzanine levels will have timber flooring while ground floors are to be finished in a showroom-style epoxy resin. Walls and ceilings are painted, with LED downlights throughout, and you can enter through a front door or via a discreet three metre roller door suitable for larger toys and possessions.

Spaces range from 85m2 to 151m2 and are set over three levels, connected by a lift. Clearance heights total six metres on the first level, seven metres on the second level and up to four metres on the rooftop level.

Six Ways to Use a Sanctuary Space

  1. PERSONAL USE

The preference for boutique apartment living in beachside locales has further given rise to the need for more than a car park and a storage cage to satisfy the requirements of those owners with a collection of leisure toys or even prized artwork.

  1. ECOMMERCE

Online business is booming off the back of the pandemic when a record number of shoppers traded trolleys for virtual shopping carts. The demand for industrial storage space has soared as a result, with eCommerce operators needing a secure space in which to store products ready to pick and pack. Sanctuary is ideal for this purpose.

  1. TRADESPEOPLE

Sanctuary provides the perfect central HQ from which to service both ends of the city. Store materials, machinery, equipment and tools in a spacious and safe setting with a roller door entry and 6m-plus clearance heights. The mezzanine level creates an ideal office area for planning and administration.

  1. CREATIVES

The residential finish makes Sanctuary commercial spaces a stylish and inviting place for photographers, podcast creators, musicians and artists to pursue creative endeavours. Take advantage of large open light-filled spaces with a kitchenette, bathroom and air-conditioning.

  1. SMALL BUSINESS OWNERS

Lawyers, financial services, developers, architects and other small business operators are realising the appeal of Sanctuary. The multi-level design with full mezzanine levels, secure space to store files and equipment, and access to car parking in a central location are among the benefits for small businesses.

  1. INVESTORS

High demand for limited industrial property on the Gold Coast makes Sanctuary an attractive proposition for investors. Returns of 6 per cent are appealing for both local and interstate investors. As the building is brand new, investors can then add their depreciation.

Pricing starts at $470,000 + GST
