The Gold Coast closed out the financial year as one of Australia’s most compelling property markets, despite continued challenges, with Kollosche posting market-leading results for clients across the entire Coast.
Despite interest rate rises, geopolitical disruption, and federal tax changes to negative gearing and CGT, local market fundamentals proved to be stronger than media headlines continue to suggest.

The latest data from Cotality showed the city’s median house price peaked at $1,380,000, while annual growth remained well into double-digits at 12.7 per cent. This outpaced early forecasts and reinforced confidence in the Gold Coast as a destination for serious investment, particularly at the top end.
Helping boost that median was the December sale of ‘Rivers Bend Estate’ on the riverfront in Carrara, which changed hands for $26,000,000 and marked not only Kollosche’s biggest publicly recorded residential transaction for the financial year, but was among the largest transactions to be made on the Coast.

In some sectors, such as the luxury new-build apartment market, proposed fiscal changes made in recent months boosted what was becoming an already runaway apartment market, where price growth of 12.4 per cent remained almost in lockstep with houses.
However, demand for established stock in well-regarded buildings also outpaced expectations. For example, the sale of a penthouse apartment in the iconic ‘272 Hedges Avenue’ building in Mermaid Beach for $18,500,000, was Kollosche’s second biggest sale and equalled the record for the building, also set by Kollosche.

Record Sales Set New Benchmarks
The city’s central suburbs, such as Mermaid Beach, Broadbeach Waters and the elite pockets of Surfers Paradise, accounted for the lion’s share of sales. The $23,445,000 sale in October of 219-221 Hedges Avenue, Mermaid Beach, cemented Hedges Avenue’s position as the benchmark street for prestige beachfront property. Monaco Street in Broadbeach Waters produced four consecutive suburb price records across as many months, culminating in an unprecedented off-market sale of $16,950,000 million in August 2025.

Southern Buyers Still Love to be Beachside
Premium results were also achieved across the Gold Coast’s southern suburbs, with beachside properties delivering the top-end results. The auction of 1 Short Street on Burleigh Hill gained huge buyer interest and sold for $14,501,000 under the hammer. It was Kollosche’s top south-centric sale but also set a price record for the suburb. The apartment market was equally represented in sales results with an apartment in the recently completed ‘Rockpool’ at 1201/154 Marine Parade, Rainbow Bay, selling for $13,750,000. Solid results were also being achieved in more west-lying suburbs such as Burleigh Waters and Tallebudgera Valley.

Gated Estates Prove the Beacon of the North
The northern suburbs continued to hold plenty of value for money over the past year. This led to an influx of buyers seeking to gain a foothold in the market. While homes within the gated estates of Hope Island continued to change hands for premium prices – 3067 Forest Hills Drive and 1153 Rosebank Way West sold for $5,500,000 – buyers started to see value outside these enclaves.

Kollosche’s top recorded sale in the past year was in Paradise Point, where a new build home sold for $6,200,000. The area is on course to benefit from future population growth, and Kollosche has expanded its presence in this sub-region to accommodate the demand.
