Gold Coast Light Rail to Stimulate Development

Stage 3 of the Gold Coast Light Rail is expected to open up significant development opportunities along the city’s most desirable beachside strip.
The $1.2 billion extension will see the existing light rail network connect Broadbeach South to Burleigh Heads. Major construction of Stage 3 started in July 2022 and is expected to be completed by mid-2025.
Kollosche Commercial sales specialist Adam Grbcic says this latest phase of the light rail will stimulate fresh development interest in the sought-after beachside strip.
“This light rail stage will be the most significant in my opinion as it intersects through the most desirable suburbs on the Gold Coast and therefore should provide more development opportunities,” says Adam.
“Looking back on the previous light rail stages, we saw beneficial changes to the town plan which encouraged increased densities around stations.
“Transport upgrades boost the liveability of these areas and ultimately make them more desirable, leading to increased demand and values.”
The light rail extension is among a string of transport-focused projects that are set to assist with growth of the Gold Coast and cater to population projections.
Work is underway on the M1 Pacific Motorway upgrade, from Varsity Lakes to Tugun, and the Gold Coast Airport expansion, while the proposed Coomera Connector is in planning.
“Most of the main projects cater for transport which will assist in connecting precincts and regions of the Gold Coast and will aid in access to all major services,” says Adam.
“Alongside some other big-ticket spending on amenities and infrastructure, the appeal of investing on the Gold Coast only gets better in the next five years.”
