Prestige Buyers Out in Force
Driving around the streets of the Gold Coast, Tweed Coast and Byron Bay right now it’s telling to note the frequency of ‘SOLD’ stickers on real estate sign boards.
Stock levels are extremely tight, days on market have shortened and demand remains high for quality homes and off-the-plan apartments in key locations.
Kollosche’s half yearly results show properties listed with our agency have on average sold within 21 days of being listed for sale while our clearance rates are at 90 percent from more than 200 auctions. As of Wednesday this week, our team had sold 23 prestige properties in July.
Last Sunday afternoon a four bedroom house on Main River at 55 Monaco Street, Broadbeach Waters fetched $2,700,000 under the hammer. Competitive tension among 12 bidders produced a great result at 12 Sailaway Street, Mermaid Waters where a renovated entertainer facing north to water sold at auction for $2,200,000.
While winter is seasonally a slower period for real estate in many markets around Australia, the Gold Coast is an exception. Enquiry from southern buyers ramps up in the cooler months while fresh COVID outbreaks continue to stimulate the appetite for lifestyle property.
The influx of new residents has also had a significant impact on the executive leasing sector.
Kollosche’s Property Management team notes an uptick in enquiry for fully furnished housing on short-term leasing arrangements. Homeowners who are in a position to rent are able to command premium prices for turn-key accommodation.
