A new benchmark has been set in the Burleigh Heads residential property market, with the $9,700,000 sale of 10-12 Elanora Drive by Kollosche Sales Agent Troy Dowker.

Occupying the only double block in Koala Park, the sprawling home designed by Bayden Goddard sold under the hammer on 23 September in front of a 120-strong crowd. There were 12 registered bidders, with an active four delivering 30 bids between them.

While an early prompt for a jump to $10,000,000 by Auctioneer Justin Nickerson drew a laugh from the crowd, within minutes three motivated buyers were battling it out with offers stretching well above $9,000,000.

The result, which well exceeded the previous suburb record of $5,375,000 set by Kollosche in 2019, came as no surprise to specialist southern beaches agent Troy, who says: “It is such a special property, we always had confidence that it would set a new record for the suburb”.

The sale is a vote of confidence for the Burleigh Heads and wider southern Gold Coast market early in the spring selling season, which is a notoriously busy period for the southern beaches market given its draw as a lifestyle and holiday destination.

“The top end of the market should take a lot of confidence from this sale,” says Troy, “Burleigh Heads is like the Bondi or Manly of the Gold Coast, and high-quality properties there and in the surrounding beachside suburbs are still achieving outstanding results.”

Low stock levels at the prestige end of the market continue to keep prices in the suburb buoyed. The median is $1,408,750, according to PropTrack, the analytics arm of REA, with prices rising by 20.1 per cent in the 12 months to August.

The buyer of 10-12 Elanora Drive, was a Tallebudgera local, who bought the property for her son and his fiancée, and is a longstanding client of Troy’s.
