A premier wedding and accommodation venue in the Gold Coast hinterland has changed hands in a standout sale for the region’s hospitality and leisure sector.

Kwila Lodge, a 1.6-hectare freehold property in Mudgeeraba, sold for $6,300,000 through Kollosche Commercial’s Adam and Tony Grbcic following a national marketing campaign.

The venue’s extensive refurbishment, long-term lease security, and rare tourism zoning made it a compelling investment that attracted strong interest from across the country.

The campaign generated 115 enquiries and three formal offers, with a Sunshine Coast-based investor ultimately claiming the keys, drawn by its guaranteed 10-year income stream and potential for further growth.

“The response to the campaign showed just how attractive this asset was,” says Adam. “The combination of a well-established venue, strong lease security, and a highly desirable location made this a compelling investment.”

With a net income of $540,000 per annum, annual three per cent rent increases, and a 10-year lease term with two five-year options, the property delivers a secure long-term return of 8.5 per cent in a prime hinterland setting.

Kwila Lodge has long been recognised as a premier events venue, offering a large function space, commercial kitchen and bar, and luxury accommodation.

Kollosche Commercial previously sold the property in September 2022 for $2,750,000 when it was operating as Eco Studio Fellini in a rundown state.

The new owners saw its potential and undertook a six-month refurbishment, transforming it into a five-star venue. The upgrade was led by Amanda Appel, co-owner of The Bower Estate, who set out to elevate the property while preserving its historic charm.

“When we acquired the property, we knew it had everything needed to become a leading wedding and events venue,” says Amanda. “The goal was to enhance the property while retaining its unique character, and the response from couples and event organisers has been overwhelmingly positive.”

The former owners remain at the helm, securing a 10-year lease to continue running Kwila Lodge at the same high standard. Its rare tourist facility zoning and Development Approval for additional accommodation provide scope for future growth.

With extensive renovations completed and a long-term lease in place, the property offers a level of security and value that is difficult to replicate in today’s market.

“This type of investment is incredibly hard to find,” says Adam. “Leisure properties like this are typically sold as going concerns, not as tenanted investments. Here, the buyer has secured 1.6 hectares of freehold land, a premium venue, and a long-term lease delivering a strong return from day one.”
