Multiple Offers Drive Prices Up
May 6 2022
As we move into the cooler months here on the Gold Coast, competition remains hot among buyers vying for a slice of the prestige property pie.
Kollosche’s auction clearance rate for the January-March 2022 quarter was 91.43%, which offers some insight into the level of competition driving results for premium real estate.
Last Friday, a prime mixed-use site at 782 Pacific Parade, Currumbin sold at auction for $5,110,000 in a collaborative campaign by Kollosche Commercial agents Adam and Tony Grbcic along with Kollosche residential agent Troy Dowker.
A strategic marketing campaign attracted more than 130 enquiries and seven registered bidders for a tilt at the 405m2 beachside allotment with excellent upside potential.
Up the northern end of town, five bidders signed up for a paddle at the 3 May auction of 1660 Riverdale Drive, Hope Island.
The grand waterfront estate on 2,115m2 was marketed by William Sarti and Marco De Vincentiis, with a winning bid of $5,200,000 coming from a Sydney buyer.
Multiple buyers were also active on a secluded estate at 640 Nerang Broadbeach Road, Carrara where an award-winning residence on 3,860m2 fronts the Main River.
Offers from three prospective buyers drove the sale price beyond the amount asked, with an interstate buyer heading off a local and an expat party to secure a deal.
The $13,000,000 sale by Michael Kollosche establishes a new suburb record for Carrara.
Within Kollosche, our agents are seeing little evidence of cooling interest for prestige properties that are positioned, presented and priced strategically.
In another key market metric, Kollosche is on track to record our largest month ever in terms of the number of sales made by our team and total sales dollar value volume.
We are grateful to those owners who continue to trust the guidance of an experienced and committed team to bring your assets to market.
