Traditionally, property market activity has broadly mirrored the seasons.

Autumn and winter would usually mark a quieter time ahead of the prime buying and selling periods of spring and summer.

However, according to Kollosche principal and managing director Michael Kollosche, recent changes in market trends and conditions are increasingly rendering the notion of seasonality obsolete.

In today’s market, Michael says, any time is considered a good time to sell in what is becoming known as the “always on” market.

The change is down to several factors, some of which were in motion before, but further accelerated by, the pandemic.

Among them is the shift towards digitisation.

“Online property platforms and advancements in technology have revolutionised the way buyers and sellers interact, providing them with greater access to information and enabling them to make informed decisions, faster,” Michael says.

Economic conditions are another.

A shortage of stock compared to buyer demand, coupled with the increased cost of construction and labour, means house prices have continued to rise since the pandemic, with the time of year having a diminutive effect on sales results and buyer activity.

A more mobilised workforce has also had an impact, with increasingly flexible working conditions driving more owner-occupier buyers into the Gold Coast market as remote working becomes a more common trend across many industries.

“The disappearance of seasonality means buyers feel less pressure to compete in crowded spring and summer markets, while sellers benefit from having demand all year round,” Michael says.

“It also means sellers can align their marketing campaigns with their own circumstances and requirements, rather than the time of year.”

While Michael says traditional cycles will still have some influence over market behaviours, a more pressing consideration for sellers in 2024 is marketing.

Strong, targeted and strategic marketing is proving to be the difference between a good sales result and a great sales result for homeowners – regardless of the month.
