Spring is in full swing and with it has come a renewed push from those seeking to secure a Gold Coast beach or waterfront lifestyle property to lease over the warmer months.

Kollosche New Business Executive Katie Dalton says the Gold Coast leasing market is booming, with rentals along the city’s coastline and waterside precincts always in high demand.

“Our beachside suburbs are by far the biggest draw. Properties perform really well if they are beside water in any way, particularly apartments,” says Katie.

Lifestyle markets experienced strong growth over the peak pandemic periods. Queensland watched its population boom, with accelerated interstate migration reaching 1.4 per cent annually, the highest and fastest level of growth nationwide, according to REA.

As a result, rental properties were being snapped up twice as fast as they were pre-pandemic and stock levels declined as investors exited the market and owner-occupiers moved in.

Eight months on and according to Katie, that scenario is shifting, specifically in the prestige market.

In what is good news for prospective tenants, she says rental pressures at the top end of the market are beginning to ease, with a boost in the number of resort-style waterfront properties coming up for lease serving to help meet robust demand.

“The market we saw during the pandemic boom has balanced, so there is a lot more opportunity now to live a great Gold Coast lifestyle,” says Katie.

“A stem in the flow of interstate migration has led to a further shift in the market, with demand coming predominantly from the local and Brisbane markets.”

Another trend that is emerging is a rise in off-market contract signings.

Katie says that while stock levels are healthy, her team is penning an increasing number of agreements off-market for people who need to lock-in a rental while they carry out a renovation or build a new home, or those who simply do not want to miss out on a luxury home for their summer holiday.

“At Kollosche, our greatest strength is who we know. The crossover between the sales team and our property management department is allowing us to form relationships with clients beyond just selling their homes,” says Katie.
