A one-of-a-kind resort-style estate set on one of the largest waterfront residential land holdings on the central Gold Coast has hit the market.

The property at 5 La France Court in Mermaid Waters occupies a whopping 2,280 sqm – more than four times the average Australian residential block size – across three blocks with 81.5 metres of water frontage.

 

 

Kollosche sales agent Gypsea Youngsmith, who is leading the campaign to auction alongside Michael Kollosche, said residential waterfront land holdings of this size were rare in Mermaid Waters.

“Three blocks were amalgamated to create over half an acre on wide north-east facing waterfront,” Ms Youngsmith said. “To have a holding of that size, less than two kilometres from Mermaid Beach and at the heart of everything the city has to offer, is a rare find.”
While the land size and location are impressive, the house is even more so.

 

A Tropical Colonial design by Sydney architect firm Hicks and Holmsted is defined by pitched roofs, Plantation shutters, French doors and wide verandahs. Powder blue shutters pop against a white rendered exterior featuring stacked stone, all beneath palm trees swaying in the breeze.

“The overall effect is very much that of a private resort,” said Ms Youngsmith. “You can move so easily between the house, the pool, the tennis court, and there’s so much space for kids to play freely in the gardens or fish from the shoreline, the lifestyle is incredible.”

 

Celebrated Sydney interior designer Tamsin Johnson, whose portfolio includes Raes on Wategos in Byron Bay, brings her signature touch to interiors that balance old world beauty with modern finishes – concrete, natural stone, bespoke pendants, ornate tapware, and touches of rattan, sisal and VJ feature throughout.

A grand staircase crowned by a hand-sculpted plaster pendant anchors a double-height entry void, while the main living and dining area features a stone fireplace and a stunning antique Murano pendant. The kitchen centres on a supersized limestone island bench, complemented by a butler’s pantry, backlit bar and temperature-controlled wine cellar.

Bi-fold doors stack back to reveal a waterfront alfresco entertaining area dressed in checkerboard tumbled marble, while recreation includes an infinity-edge pool, full-sized tennis court, built-in trampoline, a pontoon and boat shed on the water’s edge.

Completed in 2023, the 19-month build by Gold Coast luxury home builder DB Build took out the prestigious President’s Award at the 2024 Gold Coast Housing and Construction Awards.

“It was a considered build from start to finish,” said DB Build Managing Director Daniel Boots. “Every detail was planned and discussed at length before any work began. When you have real architecture, real design and a good builder, that synergy creates something truly irreplaceable.”

Ground level living includes a formal sitting room, media room, home office and guest bedroom, while upstairs four additional bedrooms include a generous master suite with French doors that open to a waterfront balcony. Home automation controls air, light, sound and security, while a triple garage, mudroom and stylish laundry round out the practical inclusions.

Ms Youngsmith said buyer demand for Mermaid Waters had gone from strength to strength in recent years as the suburb’s proximity to the beach, dining precincts in Broadbeach and Nobby’s Beach, and Pacific Fair Shopping Centre were realised.

“The value of Mermaid Waters has long been quietly understood by locals, but it’s also on the radar of Sydney and Melbourne buyers now,” she said. “The combination of large waterfront blocks, new and renovated homes, and a lifestyle that’s genuinely hard to fault has driven price growth. A property of this scale and finish is exactly what that buyer pool has been waiting for.”

The property is scheduled for auction onsite on 27 March.
