Record Sales in Broadbeach Oracle Towers
July 3 2023
Just over a decade on from its launch to the luxury Gold Coast market, the iconic Oracle towers are still among the most sought-after established apartments in Broadbeach.
Easy living in a modern beachside building that is well-maintained is a major driver for buyers, according to Kollosche luxury apartment specialist Rob Lamb.
Rob has matched buyers to 24 apartments inside the Oracle towers, making him the leading sales agent for the prestigious residences.
“Owners enjoy spectacular hotel and resort-style amenities in this stunning beachside location with casual and fine dining options right on the doorstep,” says Rob.
The versatility of the apartments is another selling point for Oracle buyers, who can utilise their asset in a number of ways to suit their needs and property goals.
“There are multiple options that make these residences an attractive proposition. Owners have so much flexibility in how they can use their apartment,” says Rob.
“Most of the larger three-bedroom sky homes are owner-occupied or locked up for family use only. The two-bedroom apartments, if not lived in, can provide excellent income in a short-term holiday letting scenario, and long-term tenants are another investment option, too.”
Premium Prices
Intimate knowledge of the Oracle apartment floor plans and a strong database of buyers has enabled Rob to achieve premium pricing for Oracle owners for the past decade, consistently connecting the right buyer with the right apartment.
In his most recent sale of apartment 23701, Rob did exactly that when a local buyer had a list of specific requirements that only a select few sky homes matched. The off-market deal was negotiated over several weeks, with $4,500,000 the highest sale price achieved for a three-bedroom sky home inside Oracle Tower 2.
“We achieved that price for three-bedrooms plus a media room. There is no rooftop pool, it’s not a penthouse, there are no upgraded finishes, and it was 300m2,” says Rob.
“In comparison, the 412m2 penthouse on the south side in that same tower, which is double storey with a pool, sold with another agent during the height of the market for $4,550,000.”
In 2022, Rob negotiated the $3,100,000 off-market sale of Unit 3501 to an ACT buyer who was familiar with the area and owned several properties along the Coast.
Repeat Business
That strong track record has led to repeat business for Rob, who assisted an existing Oracle owner and client with the purchase of Unit 3703 for $3,050,000, further cementing the rapport he has within the buildings.
“Some clients have bought and sold with me several times, which is very gratifying and humbling,” says Rob.
“Oracle is a competitive market, and time and time again our sales have achieved the highest price growth for our clients and contributed to the overall value of both Oracle towers.”
Investment Benefits
Capital growth is a benefit of owning an apartment in the prestigious Oracle towers, where most prices have increased by more than 30 per cent in 18 months.
As an example, an astute client bought a three-bedroom sky home in Oracle for $3,205,000, and seven months later Rob negotiated a resale for $4,125,000. This sale is not out of the ordinary, as demand has jumped exponentially.
A lack of supply continues to drive positive price results for luxury apartment sellers, says Rob, who notes that spacious floor plans, great facilities, and proximity to amenities are high on buyer wishlists.
Outside of the Oracle towers, Rob has achieved enviable results for clients within the nearby 272 Hedges Avenue building, as well as those in Vogue, Ocean Isles, Ivy 95, Mali, off-the-plan project Eternity, and recently completed Infinity in Broadbeach.
