Southern Beaches Dominate Sales

As the weather warms up so too is the temptation of owning a coastal abode along the Gold Coast’s popular southern beaches.
Luxury apartments and architectural homes stretching from Burleigh Heads to Bilinga dominated Kollosche’s sales over the past week.
Blue-chip homes delivered to an exceptional standard and offering a premium beachfront or beachside position are proving the most popular among buyers, who want to be able to walk-in and immediately start enjoying the amenities over the coming holiday period.
Interstate buyers have become particularly active in the southern market, drawn by the convenience of having an airport in proximity and increased amenity.
A swathe of luxury developments being constructed along the coast is attracting vibrant cafes, restaurants, and boutique retail offerings to what were traditionally lesser-known suburban hubs, boosting their appeal.
The start of construction on the next stage of the Light Rail from Broadbeach to Burleigh Heads last month is also benefiting the southern beaches as the area becomes better connected to busier Gold Coast hubs, such as Broadbeach and Surfers Paradise.
Kollosche southern beaches specialist and lead agent Troy Dowker was behind several of the sales of the past week, including that of 171 Golden Four Drive, Bilinga, which he co-marketed with selling principal Michael Kollosche. The landmark house named ‘Cypress’ sold at auction for $3,190,000 after a successful marketing campaign drawing 71 enquiries. The buyer was a Brisbane family seeking a secondary coastal home.
Also in Bilinga, Troy sold 1/94 Pacific Parade, a four-bedroom villa with front-row access to the sand and surf opposite North Kirra Beach, post auction for $2,071,000. The keys were secured by a Melbourne buyer to use as their holiday residence.
Troy also sold a contemporary family entertainer with panoramic coastal views at 65 Skyline Terrace, Burleigh Heads, to a local buyer post auction for an undisclosed price. The sale followed a strategic marketing campaign, which gleaned 75 enquiries.
Natura’, one of Spyre Groups most recently completed developments at 112 The Esplanade in Burleigh Heads, attracted a $4,000,000 offer from a local buyer for one of its luxury penthouses. Sales agent Eoghan Murphy teamed up with selling principal Michael Kollosche to seal the deal on the beachfront apartment.
In other beachside sales, lead agent Rob Lamb sold an apartment off-the-plan for an undisclosed price in the yet to be completed ‘Yves’ building under construction at 7-9 Mermaid Avenue in exclusive Mermaid Beach. The buyer, from interstate, purchased with the intention of eventually moving closer to her children, who live in the beachside suburb. Yves is set to be completed in 2024.
Despite a serious shortage of beachside stock, Kollosche is proud to be able to present a number of excellent properties to the market, including one of the last remaining original beach houses in Miami. Located at 72 Marine Parade, the large 678m2 block with 12m of frontage offers superb ocean views and has development potential. At present it houses a charming three-bedroom home and is being marketed by sales agent Carlie Mills and Michael Kollosche and will go to auction on 25 November.
In Mermaid Beach, Michael has teamed up with sales agents John and Nicole Mayer to market 88 Dolphin Avenue, a four-bedroom, east-facing family home only 300m from the beach. It will go to auction on 2 December.
A beachfront double block on the illustrious Hedges Avenue has also become available in Mermaid Beach for those seeking to build a luxury family home in the elite suburb. The 810m2 parcel with 20m of absolute beach frontage at No.143-145 is being sold as one block or can be split into two equal lots. The sale is being handled by Michael alongside sales agent Harry Kakavas, under a price on application campaign.
Further south in Palm Beach, Troy is selling a luxury three-bedroom apartment on exclusive Jefferson Lane in the near-new ‘Sable on Palm’. Offering panoramic views, it will be auctioned on 2 December. Troy is also marketing 28 Woodgee Street, Currumbin, a classic 1920s Queenslander on an elevated block, which oozes vintage charm and has a leafy outlook. It will go under the hammer on 2 December.
