Spike in Off-market Sales

An open database and collaborative environment has aided Kollosche to secure a number of successful off-market sales.
Spike in Off-market Sales

A combination of restricted stock and a more discerning type of buyer has led to a recent spike in off-market sales.

Collaboration across Kollosche’s open database has led agents to secure a number of off-market sales in recent weeks by matching active buyers with potential sellers.

A state-of-the-art residence at 104 Monaco Street in Broadbeach Waters sold for $5,000,000 after Michael Kollosche and Jay Helprin collaborated with fellow agent Daniel Sharp, who introduced the buyer, to secure the deal. The contract was signed within 24 hours and the sale concluded in three days.

In Palm Beach, agent Troy Dowker collaborated with Michael Kollosche and Harry Kakavas to sell 4/470 The Esplanade for $4,695,000 off-market to a buyer seeking a well-positioned luxury beachside apartment in the burgeoning suburb.

Agent Marco De Vincentiis utilised his broad contact base to negotiate the sale of a five-storey duplex at 5012B Riverwood Grove in Benowa for a buyer who was looking for a property with space, privacy and proximity to amenity within the secure and gated Royal Pines community.

Off-market sales can be preferable to sellers who wish to remain private and avoid a high-profile marketing campaign. Off-market buyers are often seeking specific requirements and may prefer to eliminate competition.

Kollosche agents build long-term relationships with active buyers and potential sellers, keeping in regular contact so they can better understand clients’ changing real estate needs, and help them to identify the right opportunities.

Many off-market buyers are familiar with the market, but are often prepared to pay a premium to secure the right property, making the transaction appealing to both parties.

The shift to off-market comes despite the local auction market continuing to achieve good sales results, particularly in sought-after locations.

1 Muresk Court | Kollosche

An original condition house at 1 Muresk Court in popular Mermaid Waters was recently sold by Nicky and Jason Cunningham for $1,470,000 under the hammer. The listing attracted four written offers, seven registered bidders and a large group of spectators on auction day.

Heading into what are traditionally the quieter months of the year, Apollo Auctions reports attendance rates and registered bidder numbers at auctions remain robust, and buyer demand strong.

The auction house reported solid numbers over the recent Easter weekend with an average 4.1 persons registering to bid, and 66.7 per cent of those raising a paddle, showing buyer demand remains elevated.
