Successful Sales Start the Year

January 12 2024

Kollosche agents notched up a string of sales over Christmas and New Year, including one deal that set a new price benchmark for Broadbeach Waters.
Successful Sales Start the Year

Several high-end sales kept Kollosche agents busy during the holiday season, providing a promising start to the new year for Gold Coast real estate.

On the eve of the Christmas long weekend, sales agents Michael Kollosche and Harry Kakavas were drying the ink on a record $15,200,000 contract for 249-255 Monaco Street in Broadbeach Waters.

The Main River trophy estate, known as ‘Te Moana’, set a new price benchmark for the suburb, surpassing the previous record price, held by a Jared Poole-designed residence at No. 87, by $700,000.

The sale has helped to solidify Monaco Street’s reputation for being one of the most sought-after addresses on the Gold Coast.

In the wider Broadbeach Waters market, Michael and Harry teamed up with fellow agent Claire Dai to market a stately riverfront home at 11 Ipsley Drive. Their collaborative efforts came to fruition on New Year’s Eve with a buyer paying an undisclosed price for the double-storey waterfront home.

House prices in wider Broadbeach Waters continue to go from strength to strength, with the median of $2,017,500 putting it on a par with long-time, blue-chip locale Mermaid Beach.

The leafy suburb of Tallebudgera Valley was also on buyers’ radars over the holiday period following the $11,200,000 suburb record sale of ‘Dahlia Estate’ in December.

Sales agent Troy Dowker and associate James Roberts led the successful auction campaign for 53 Gibsonville Street, which resulted in the record price and left several disappointed underbidders.

Troy went on to secure the second most-expensive sale in Tallebudgera Valley in the early days of the new year after teaming up with sales agent Brad Coyne to find a Dahlia Estate underbidder an alternative hinterland property. The pair successfully negotiated an undisclosed off-market deal for a modern farmhouse-style residence.

The sales are an encouraging premise to the year, with CoreLogic data showing house prices in regional areas, including the Gold Coast, lifted by 2.3 per cent in the final quarter of 2023 and 8.7 per cent annually. This upward trend in prices is expected to continue moving through 2024, despite potential further rate rises.

Kollosche has some exceptional Gold Coast properties on the market for those seeking a new home in 2024. Among them is the landmark riverfront estate featuring one of the Gold Coast’s first genuine Hamptons-style homes at 7-9 McMillan Court in Southport. Marketed by Michael Kollosche, it is listed for $24,850,000.

Those seeking a touch of nostalgia may prefer the original 1960s beach house being marketed by Troy Dowker at 85 Woodgee Street at the top of Currumbin Hill. It comes with plenty of upside potential and elevated ocean views and will be auctioned on 2 February at 11am.
