Under what were at times challenging market conditions, Kollosche Commercial was able to secure some excellent results for clients by sticking to proven processes and marketing strategies.
The team’s most successful sale was achieved in Q1, when ‘The Voyager Resort’, a landmark timeshare building at 167 Old Burleigh Road in Broadbeach, sold for $45,001,860.
The sale was the culmination of four years work by commercial agents Adam and Tony Grbcic who had to amalgamate the shares of more than 3,000 individual stakeholders to bring the offering to market.
The team fielded 155 enquiries on the 2,070m2 prime beachside site during a five-week expressions of interest campaign, which resulted in 26 written offers. The property was sold in September 2022 to a private investor.
Other significant unconditional or settled sales for the 2022-23 financial year included ‘Marina Village’, a modern retail and commercial centre at the heart of the $82 million Marina Concourse precinct developed by Sunland in Benowa.
Adam and Tony were able to secure $16,780,000 for two freehold titles with the buyer attracted by the strong tenancy mix and potential for future development and income opportunity.
In November 2022 a $16,000,000 sale made by the Grbcic duo for a large development site in the ‘The Lakes’ master-planned community in Mermaid Waters was settled. The offering comprised a prime 14,170m2 lot with approval for a 12-storey building of a maximum 512 bedrooms. The property was acquired by a local investor.
At 2828 the Gold Coast Highway, the Grbcics sold one of the city’s few remaining original motels as a freehold going concern for $7,650,000. It was purchased by a Sydney-based investor.
Rounding out the team’s top five was a 2,414m2 freehold land holding across three titles at 44-48 Pacific Parade in Miami. It sold and settled for $7,000,000 in March 2023
