A new report has revealed the top locations for buyers seeking price growth and lifestyle, with Broadbeach named among the best spots on the Gold Coast.

Joining a handful of other beachside suburbs, including Palm Beach, Burleigh Heads and Main Beach, a report by market analyst Herron Todd White highlighted Broadbeach as top suburb for buyers for its central location and burgeoning business hub, supported by retail and hospitality services and public infrastructure.

Dwellings within Broadbeach are almost exclusively restricted to apartments, with only a small number of free-standing houses remaining. Core Logic data shows a $10,000 difference between the median price of both stock types, with apartments at $770,000 outpacing houses, which have a median sale price of $760,000.

The wide variety of apartments, from one-bedroom units in original low-set blocks to luxury sky homes in boutique buildings, means price points can vary from $400,000 up to circa $5,000,000, which makes the suburb a magnet for both investors and owner-occupiers.

However, a scarcity of housing stock across the board has left few options for those currently seeking buying opportunities in the suburb, with Core Logic showing sales volumes in Broadbeach have fallen by 29.7 per cent over the past 12 months.

Despite there being more than 6,300 apartments in Broadbeach, listings website realestate.com.au shows less than 500 of them are currently for sale.

Kollosche sales agents Gareth Denning and Carlie Mills are marketing a two-bedroom apartment in the ‘Oracle Broadbeach’ tower at 22003/21 Elizabeth Avenue. Priced at $1,290,000, it is located on level 20 and offers 180-degree views.

In the nearby ‘Oracle’ beachfront tower at 1103/1 Oracle Boulevard, sales agent Rob Lamb is marketing a two-bedroom apartment for $1,495,000. Situated on the eleventh floor, it is ready to move into and comes fully furnished.

New-build projects currently offer the broadest buying opportunities in the Broadbeach apartment market, with a number of projects being marketed by Kollosche nearing completion, or under construction.

Buyers seeking more space could consider 3001/33 Surf Parade, a 420m2 four-bedroom, full-floor residence on level 30 of the ‘Infinity’ tower, due for completion in the coming weeks. It is being marketed by sales agents Jamie Harrison and Andrew Ramsey.

For those looking for a future investment, Andrew is also marketing a number of apartments in ‘Eternity’, located at 14-18 Mary Avenue. Offering just three apartments per floor, owners will enjoy never-to-be-built-out ocean views.
